Rental Qualifications

Statement of Rental Criteria:

AAA Property Management, LLC is committed to supporting the Fair Housing Act, prohibiting discrimination based on race, religion, color, sex, national origin, handicap or familiar status. The following qualification standards will be required from every prospective resident. 


Before filling out an application, please review our list of criteria below. If you feel you meet the criteria please apply - because we would be happy to rent to you. Also if you have any questions or concerns, feel free to ask.

Number of Occupants:

Each occupant of any apartment shall be named on the lease. All occupants over the age of 18 will submit an application and must meet all criteria specified for the primary applicant. The maximum allowable occupants per unit is 2 individuals per bedroom.

Credit:

Your rental application may be declined due to the negative public record and/or multiple collections that have not been satisfied within 24 months. Applicants may be declined based on vendor risk sources that do not meet the scoring policy of 600 or higher. Negative credit history is described as including, but not limited to, any of the following items.

 

  • Any Evictions, Either For Monetary Or Non-Monetary Reasons From Any Residential Real Estate
  • An Involuntary Repossession Of Material Or Personal Property
  • Any Pending Lawsuits
  • Any Bankruptcy Not Discharged
  • Any Checks That Have Been Returned And Are Under Collection For Non-Payment
  • Any Demonstrated History Of Late Or Delinquent Payments Or Outstanding Balance
  • Any Landlord Or Property Management Company With A Balance Greater Than $1.00
  • You must have a credit report that demonstrates a willingness to pay financial obligations in a timely fashion.
  • VantageScore 3.0 Credit Score: 600+ (These represent average scores)
  • Credit score from 510 to 599 conditionally approved with additional deposit or co-signor
  • Co-signors must apply and go through the same application process as a future tenant-occupant. Co-signors must also have a VantageScore 3.0 Credit Score of 640+ and meet the income requirement on their own. A co-signor’s credit score is not averaged with the other applicants. A co-signor’s gross monthly income is not combined with the other applicants.


The absence of a credit file or a low Credit Score shall not adversely affect any applicant; however, the applicant maybe required to either pay a higher security deposit and/or be asked to provide a qualified lease guarantor. A lease guarantor must exhibit credit worthiness and the ability to satisfy the rental obligation in the event of default. An approval can be offered even to tenants with less than perfect credit as long as they can pay the additional deposit associated with their credit scores to offset the risk involved.

Income:

Any negative rental history can disqualify any prospective resident’s application. In the event that the application is declined due to negative rental history, a lease guarantor and/or a higher security deposit may be required. Negative rental history is described as including, but not limited to any one of the following:

 

  • Any Documented Breach Of The Lease Agreement Unless Documentation Of Proven Negligence On The Part Of The Management And/Or Owner(S) Of The Property Is Provided. Breach Of The Lease Is Defined As Any Monetary Or Non-Monetary Violation Of The Lease Agreement.
  • A background check on the applicant must show sufficient income to be approved to rent a unit. Management may approve applicant but reserve the right to increase stated Security Deposit collected from applicant if employee pay records show <24 Months of stable employment. If self employed, records shall show <36 consecutive Months of steady income.
  • Income must be verifiable through pay stubs, employer contact, or tax records. All other income, including self employment must be verified through tax records.
  • Any Late Rental Payments In The Past Twelve (12) Months, NSF Checks And/Or Any Rental Related Debt Outstanding, Including Payment Agreements And/Or Judgements.
  • Employment History and Sufficient Income: We require monthly income of 2.5 times the amount of your monthly rent per applicant. Income must be verifiable through pay stubs, employer contact, or tax records. All other income, including self employment must be verified through tax records.


If You Are Related By Blood Or Marriage To One Of The Previous Landlords Listed Or Your Rental History Does Not Include A Minimum of One (1) Previous Year, We Will Require A Qualified Lease Guarantor For Your Rental Agreement.

Criminal Background Check:

A rental application may be declined if you have have been convicted for:

  1. Any violent felony
  2. Any non-violent felony within the preceding 3 years

Other Criminal history/issues:

  1. Active warrants
  2. Sexual offender/predator registry requirement


AAA Property Management, LLC. will examine each application in regards to the type of crime, severity of the crime and remoteness in time of the conviction…should any conviction be found.

Miscellaneous:


  • Payment Must Be Made Before Credit/Background Check Begins.
  • Application Fee Is $65 Per Applicant. If A Lease Guarantor Is Required For Application Approval, There Is Also A $65 Application Fee.
  • A Complete Application: One Application For Each Adult (18 Years Or Older) Must Be Completed. If A Line Is Left Blank, Or An Omission Explained Satisfactorily, We Will Return The Application To You.
  • Two Pieces Of ID: We Require A Photo ID (Driver’s License Or Other Government Issued Photo ID Card) And A Second Piece Of ID. Both Are To Be Presented With A Completed Application.
  • Pets Must Be Approved By Management in writing only. No aggressive breeds (with the exception of legally defined emotional support or service animals) of any kind are permitted without the specific written permission of AAA Property Management, LLC and an additional Non-refundable pet application fee of $350.00 per pet.
  • Depending On The Property, Section 8 Housing Vouchers May Be Honored.
  • We will accept the first qualified applicant.
  • Please note that all of our properties are smoke-free. If you rent a house you must smoke outdoors.
  • All applicants must see the interior of the property before an application can be submitted. The property must be accepted in, “AS IS” condition before an application can be accepted, except where there is written agreement for maintenance or repair items. Verbal representations are non-binding.
  • Any exceptions to these criteria will need to be submitted in writing to AAA Property Management, LLC for consideration. If approval is then given for such exceptions, additional security deposit, co-signers and/or additional “higher” rent may be required


Please be sure the following four (4) items accompany your rental application: 

1. Your application screening fee of $65.00 in the form of cash, cashier’s check, money order or credit card for each applicant over the age of 18. AAA Property Credit Card Authorization - Document Downloaded & Signed. (Required before processing)

2. Picture I.D., (Driver’s license, Green Card or Passport) 

3. Social Security Card or second form of identification required

4. Proof of Income: Current paystubs or an official letter from your employer on company letterhead should be attached to the application. For self employed, 1099 applicants, your last two years of tax returns are required.
